We only get paid when your home gets paid. The better it performs, the better we both do.

  • 20% on the total accommodation revenue per booked night
  • No commission on cleaning fees — those are an owner expense, passed straight through to the cleaner
  • Detailed profit & loss statement delivered by the 10th of each month
  • Quarterly performance review against your local comp set
  • The Five-Star Guarantee — if a stay earns less than 5 stars and the fault is ours, we waive our commission on that reservation entirely

Owner FAQ

Is the $150/month tools fee marked up?

No. It's a transparent pass-through covering the actual software costs we incur to run your property: Hospitable (PMS + inbox), PriceLabs (dynamic pricing), our market intelligence dashboard, listing optimizer, Monday.com (ops board), Slack (team comms), and the AI agent stack we built in-house. We pay these vendors so you don't have to manage seven separate logins and invoices.

What exactly does "20% of accommodation" cover?

We commission on the total accommodation revenue generated by a reservation — that means the base nightly rate plus anything that increases the value of the stay itself: pet fees, extended-stay charges, additional-guest fees, early or late checkout fees. The only line item we do not commission on is the cleaning fee — that's passed through to your cleaner and treated as an owner expense, not a revenue stream.

What if my property is already on Airbnb?

We always create a brand-new listing under our portfolio — existing listings can't be transitioned to a new operator without losing key signals. That sounds like a downside, but it isn't: our Airbnb Superhost track record means new listings under our portfolio routinely get recommended to repeat guests, surfaced higher in search, and earn five-star reviews from the first stay. We manage the photography process for you (we coordinate, schedule, and direct it), but we don't take the photos ourselves and we don't pay for them — that's a separate owner-arranged cost we'll guide you through.

Who handles taxes?

We don't handle taxes in-house. We've partnered with Avalara, an industry-leading tax compliance service, which several of our owners use to file and remit PA hotel occupancy and county lodging tax automatically. We'll introduce you to them during onboarding so you can decide whether to enroll — the choice is yours, and the cost is paid directly to Avalara.

What's the typical revenue lift?

Our goal for every home we run is to land it in the top 5% of its local market — by occupancy, by ADR, or by both. The case studies on our partner site show how that plays out across seven Poconos properties, with verified numbers from PriceLabs and Hospitable. The size of the lift depends on where the home starts: a new listing with no prior operator, a transition from a flat-rate operator, and a self-managed home all have different starting points. We'll give you a property-specific projection on the discovery call.
